Basement Waterproofing in Kansas City

Basement water comes from three places, and they cost very different amounts to fix. Surface water from a bad grade or a downspout discharging at the wall is the cheapest and the most common. Groundwater moving laterally through saturated soil against the foundation needs a drainage system. Water entering through a specific crack under hydrostatic pressure needs that crack addressed.

Plenty of basements get sold a full interior system when the actual cause was a downspout ten feet from the wall. We walk the exterior and check grade, downspouts, window wells and visible cracks before proposing anything, because if the fix is a downspout extension we would rather tell you that.

The interior approach cuts a channel around the inside perimeter of the floor, sets perforated pipe in washed rock below slab level, and carries collected water to a sump. It relieves hydrostatic pressure under and beside the slab, and it works without disturbing landscaping, driveways or the neighbor's property line.

It is the practical choice on tight urban lots in the Kansas City core and in Independence, where houses sit close together, mature trees make exterior excavation destructive, and the pre-1950 foundations that make up a fifth of Kansas City's housing stock were built with no exterior waterproofing to restore in the first place.

Interior perimeter systems commonly run quoted from a written scope depending on linear footage, whether the basement is finished, and whether a sump has to be added. Exterior excavation and membrane work generally costs more, often substantially, but it addresses water before it reaches the wall rather than after.

We quote whichever one the diagnosis supports and explain the tradeoff plainly. Anyone quoting a full system before looking at your grade and downspouts is selling, not diagnosing.

On the Kansas side especially, the soil against your foundation is not undisturbed ground. It is backfill placed when the house was built, in soils that run 36 to 48 percent clay. That zone stays looser than the surrounding earth and preferentially collects water, which then sits against the wall. It is why two identical houses on one street behave completely differently.

Getting roof water out past that backfill zone is the single highest-value cheap intervention available, and it is why we look at downspouts before we look at anything else.
